Painfully Hip Locations is a woman-owned agency with a combined 10+ years in the industry. As location owners ourselves, we know what it is like to host productions of all sizes. We advocate for your needs and your home first and foremost. We realize that your time and patience are finite, so if you aren’t happy, we aren’t happy. 

How it works

  • Get peace of mind, get paid in advance. No shoot is considered confirmed until payment, COI, and signed contract have been received. We work very closely with our property owners to make sure you are covered, comfortable, updated, happy with your rate, and that in 99% of cases, you get paid upfront as soon as the booking is confirmed. Cancellations happen, but we will never ask you to hold a date for us until we have payment. Payments are non-refundable so even if the shoot cancels, you will still receive the entire rate just for holding the date! Most location agencies and online booking platforms don’t send payment until several days after the shoot. 

  • Our customer service is unparalleled. While we promote, advertise, chase down every lead, do all the paperwork, negotiate the best price, and enforce the contracts, you set the availability, rates & rules. No more haggling with Peerspace over a claim for smoke damage. No more wondering where your money is. 

  • Your property, your rates, your rules. Many property owners don’t realize that you are one of the most important people on set. Every production is on your terms, first and foremost. 

  • No shoot too small or too big. We book shoots of all sizes. You set your own rates and daily minimums. Small shoots equal very easy money for you, but you can set a daily minimum as high as you like.

  • We negotiate every shoot so that no money is left on the table. If we think your rate is too low, we will let you know and quite often will get you more money than you ask for!

  • No more surprises. Unlike Giggster or Peerspace, we collect an ample Security Deposit for your peace of mind. We write clear and concise contracts and stay in close communication so the production understands your needs and boundaries and you know exactly what to expect. Restricted areas, terms, incidental fees, rules, and restrictions are all yours to set. No questions asked.

  • No more awkward confrontations. If anything during the shoot is not according to your expectations, all you have to do is text us and let us know. We will then intervene on your behalf and make sure that you are compensated accordingly. We charge fees for tech scouts, extra persons, extra vehicles, carpet or driveway stains, scratches on the wall... anything unexpected, and will collect incidentals on your behalf. 

  • Online Property Management: If you want to list with us, giving us your online property management is not required, but property owners who allow us to manage their booking platform accounts (Peerspace, Giggster, etc) have been able to make more money hosting fewer shoots. Listing your location on Peerspace, Giggster, and similar platforms can be a full-time job. We answer all inquiries promptly and filter out all the noise, so you don’t find yourself constantly responding to lowball offers and annoying questions. We won’t contact you unless a production meets all your pre-requisites and has a budget that meets your expectations. We are a preferred vendor with Giggster and they come to us directly for many large projects. If you would like us to manage your online accounts, just let us know! We will get you exactly your preferred rate for every shoot we book.

  • We don't require exclusivity. You can list with any agency or booking platform you’d like.

What to expect

1. When we get a request, we will tell you the specs of the production, the location budget we are working with, and whether or not the location budget seems flexible. 

2. If the production’s location budget and specs work for you, we go ahead and book it. We send you a location agreement with all the specs and rules for you to update and/or approve. 

3. If the location budget doesn't fit your expectations, you tell us the rate you want and we do our best to negotiate up to your preferred rate and terms. 

4. If that doesn't work, we try downsizing our commission and/or the production's footprint (hours, number of people, vehicles, etc) to make it work. 

5. If the math still doesn't work after that, we don't book it! Simple as that.  We will never compromise on your preferred rate unless we can't negotiate any higher and you're excited enough about a specific project to make an exception in writing.

Requirements

Submissions: If you haven’t already, please submit your location details through our site’s easy application form.

Photos: High-resolution (1Mb / 2000px or larger) photos of your location may be sent via GDrive, Dropbox, WeTransfer, or email. The higher the quality of your photos, the more booking requests you are likely to receive. We also offer free in-house photo editing and color correction. Send us whatever you have! If you do not have high-resolution photos, let us know and we can send a photographer. The photographer can be paid out from your first booking.

Contract: Anyone who books your location must sign a location agreement that is specific to your space and your needs. We write up a contract template for your approval that states any restricted areas, rules, and restrictions that you require (no shoes in the house, no holes in the walls, etc) and any associated fees (incidentals) for said rule violations. 

Pricing: Rules, fees, rates, and minimums can be changed at any time based on your comfort and convenience. We are happy to give you advice on how to price your home, just ask! You can make thousands per day. But ultimately this is your home/property so the pricing & rules are all based on your time, comfort, and convenience. You set the rates and terms and we contractually enforce them. We add agency fees on top and negotiate accordingly. That way you will always get the amount you want without haggling, and you’ll never even notice the agency fees.

  • All shoots have a 4-hour minimum 

  • Rates are hourly or daily and broken down by cast/crew size. 

  • Rates can also be decided on a case-by-case basis according to your convenience/requirements.

  • Last-minute productions booked/paid within 72 hours of date can be charged a premium or late fee.

  • Agency Fee is 15-30% of total gross, competitive with Peerspace & Giggster.

Overtime: Time and a half, not prorated. (If the rate is $500/hr then overtime would be $750/hr.) All equipment and crew must be out of the house as well as everything left exactly as found within the timeframe booked. If production goes 10 minutes over, they pay for a full hour of overtime.

Security Deposit: We collect an ample Security Deposit ($5,000 - $15,000) before every booking. This covers overtime and any other additional fees so there are no confrontations and the production can’t just leave without paying additional fees.  Security Deposits are refunded/released upon your approval within 2 business days following the end of the shoot. No more begging for compensation from Peerspace weeks after the shoot.
